This should say Buffalo Fork River.
For general and specific stream setbacks - recommendations provided in the Water Quality Management Plan should be used as guidance for Town stream setbacks. I understand that in some cases lot size and other constraints may limit the ability to apply a greater setback. Has the town explored where greater setbacks can be applied, especially in the case of redevelopment? Flat Creek is impaired, this is our opportunity to limit further degradation.
State and Federal permitting - should the same be added to the section above regarding development in waterbodies.

Public pathways should be restricted from the buffer unless there is no other practical alternative.
I know they are not common features in town but the definition should include ponds and lakes.
